Soft Wash Cleaning in St. George, UT
Soft wash is low pressure plus the right cleaner. It is how you clean stucco, paint, and roofs in this desert without opening cracks or peeling a sun-baked finish.
The problem
A lot of “pressure washing” ads still mean: point a 4 GPM gun at whatever is dirty. That is fine on a broom-finished driveway. It is the wrong tool on Southern Utah stucco, which is thin, already micro-cracked from UV, and sitting on a weep screed that should not take a driven stream.
Dust, sprinkler minerals, and a thin organic film collect on north walls and under eaves. It looks like the house aged overnight. High PSI makes tiger stripes. Soft wash lifts the film evenly.
The solution
Apply, dwell, rinse at washing-machine pressure — not surface-prep pressure. We keep water from being forced behind stucco. Painted garage doors, foam pop-outs, and stone accents get the same low-pressure pass. If a spot still needs agitation, it is by hand, not by turning the unloader up.
When we still use pressure
Concrete, many sidewalks, and some pool decks. The split is the whole point of this page. If you want both the house and the driveway done the same day, we switch methods, we do not “just turn it down a little.” Details also live on house / stucco cleaning and the FAQ.
Desert notes
Detergent flash-dries on a 105° west wall. We work elevations in an order that respects sun and wind. Ivins and Entrada stone/stucco mixes get extra care around mortar. Desert Color’s light modern walls show every stripe, so even coverage matters more than speed.
Roofs: tile and many painted metal roofs can be soft washed. We decline unsafe walks and HOA-prohibited roof work. Send a photo of the roof pitch and the worst elevation.
