SunRiver is 55+, golf, pickleball, and a lot of pool decks. The HOA is active and the streets are watched. Cool deck is everywhere; it cannot be “tipped” with a turbo nozzle. Golf-cart paths and garage aprons collect overspray from heavy landscaping water. We schedule around activity at the rec facilities when the job is a common-area pad. Entrada
Entrada at Snow Canyon is custom, gated, and sitting in the Ivins dust plume. Stone and stucco mixes are the norm. The committee cares about not changing the color of the masonry. Soft wash is the default on the house; pressure stays on the hardscape. Access, steep drives, and view-lot runoff all get a plan before we unroll hose.
