Soft wash vs pressure washing — which is right for stucco, roofs, and driveways in St. George?
Driveways and most concrete: pressure washing, with stain treatment for iron oxide. Stucco, painted siding, and roofs: soft wash (low pressure plus the right detergent). Southern Utah stucco is thin and sun-baked. High PSI is how hairline cracks and blown paint happen. If you are unsure, start with a photo — we will tell you which method fits the surface.
Will pressure washing damage stucco or paint?
It can, if someone treats your house like a driveway. We do not. House walls, painted trim, and most roofs get a soft wash. Water is applied at low pressure after the cleaner dwells. We keep spray off weep screeds and do not drive water behind stucco. Driveways, sidewalks, and many pool decks can take higher pressure.
How do you remove red-rock and iron-oxide stains from driveways?
Red dust from Snow Canyon, Bloomington, and the surrounding mesas bonds with irrigation overspray. Iron in the water then oxidizes into rust-colored fans, especially in low spots and expansion joints. A rinse alone will not lift it. We pre-treat, clean the surface, then use an iron-oxide treatment on the remaining stains. Some older stains lighten instead of vanishing on the first visit — we say so before we start.

How often should I pressure wash in a desert climate?
Most St. George driveways look tired every 6–12 months because dust never really stops. Do I need to be home?
No. As long as gates are unlocked, cars are off the driveway, and pets are inside, we can work. Leave a hose bib we can use and any HOA notes on the kitchen counter or in your text thread. We confirm the time window by phone or text the day before.
Do you soft wash roofs in St. George?
Yes, when the roof type allows it. Tile and many painted metal roofs in this valley collect dust, sprinkler overspray, and occasional organic film in shaded valleys. Soft wash is the default. We do not high-pressure tile, and we will decline a roof that looks unsafe to walk or that your HOA forbids. Send a photo of the roof and the elevation.
Can you get oil stains and mineral stains off a driveway?
They are different problems. Mineral / iron-oxide stains are the pink-orange fans from red rock and hard water — that is our everyday work. Motor oil is a separate treatment and may ghost after one visit, especially on older porous concrete. We will not promise a showroom slab if the oil has been baking in for years. A photo tells us which stain family you have.
How should I prepare before the crew arrives?
Move cars, trash cans, and floor mats. Turn off drip emitters along the driveway for the day so we are not fighting live overspray. Bring pets in. Unlock side gates if we are doing a house or pool deck. If you have a cool-deck coating, a new stain, or an HOA quiet-hours window, tell us in the quote text so we plan around it. You do not need to pre-rinse.
Can you clean cool deck and pavers around the pool?
Yes. Cool deck needs a lighter pass so the coating stays put. Pavers need the surface cleaned without blowing sand out of every joint. Furniture rust rings and calcium at the waterline are called out separately. SunRiver, Desert Color, and Bloomington pool decks are a large share of this work.
When is the best time of year to pressure wash in Southern Utah?
Fall and spring are easiest on you and on the surface — cooler concrete, less evaporation, easier parking. Summer is still doable early in the day; we avoid the hottest slab hours so detergent does not flash-dry. Winter mornings can be fine on most St. George streets; we watch freeze nights in Ivins and up toward the benches. There is no true “off season” for red dust.
